We examine the exterior for any visible maintenance problems such as decaying brick mortar, missing gutters and downspouts, missing or worn roof shingles, structural problems, fire damage, etc. We also examine the property grounds for liability hazards such as broken sidewalks or walkways, damaged steps, loose or missing handrails, and any all potential trip & fall hazards.
Other vital information provided in the report includes:
- Presence of any swimming pools and whether the pools are fenced in
- Any potentially dangerous recreational equipment such as trampolines on site
- Untethered or viscous dogs as well as any other potentially dangerous animals noted
- Distance to closest Fire Hydrant and nearest Fire Department
- Vacant, vandalized, or dilapidated properties noted along the block
- Recommendations on how to improve safety and/or maintenance to reduce the risk of potential losses

We do our very best to provide you with every essential detail to allow you to make an informed decision on whether or not this is a good risk. We also provide recommendations for corrective actions that should be taken to reduce the risk exposure here.
Details we provide include but are not limited to:
- Ownership status & history
- Building construction materials, age & condition
- Occupancy of the property and all business and operations taking place on site
- Protections within such as alarms, smoke detectors, fire extinguishers, sprinkler systems, security cameras, etc.
- Any hazards contained within the building or on the property grounds
- Photographs of all existing or potential hazards
- A check of the electrical, plumbing, and heating systems for any potential hazards or recent updating
- Measurements, tabulated square footage, and a color diagram of the risk property
- Information on all adjacent or nearby properties or unusual exposures in relation to the risk, with added focus on any vacant or unsecured properties
